Carla Dichy Arquitetura has completed the renovation of a 280m² penthouse in Vila Romana, creating a two-level residence designed to combine practicality, leisure and long-term accessibility.
Finalised in 2024, the project was led by Carla Dichy Arquitetura in collaboration with architect Isabel Comparato, with engineering by ANF Engenharia and landscape design by Mônica Lauretti.

Designed for a couple living alone, the brief called for a home where everyday life could feel like a weekend escape. Having fallen in love with the panoramic city views, the owners wanted a private oasis in central São Paulo that could also host children, grandchildren and friends.
Accessibility formed an important part of the brief. Doorways were planned to allow wheelchair circulation if required in future, while a lifting platform was installed to provide access between floors.
The renovation fully reconfigured the apartment. Three existing suites were transformed into a master suite with dressing room, home office, separate his-and-her bathrooms, and one guest suite. The staircase was relocated and redesigned to improve circulation, while the former stair opening was repurposed for the lift platform.
The lower level now contains the private and everyday-use spaces, including bedrooms, living room, dining area, powder room, kitchen with breakfast area and service zone. The upper floor was dedicated entirely to leisure and entertaining, featuring a gourmet kitchen, second living area, formal dining room, TV room, sauna with relaxation area, powder room, outdoor lounge, swimming pool and enlarged deck.

According to the studio, the project concept centred on "practicality combined with elegance", ensuring the home works equally well for daily routines and social occasions.
A key request from the owners was the inclusion of a large dry sauna, which became a defining feature of the upper floor. The outdoor zone was also prioritised, with the original pool retained at full size and the deck expanded to accommodate loungers and dining furniture. A separate lounge with sofa seating was positioned adjacent to the pool to encourage greater use of the terrace.
Material selections focused on durability and visual continuity. Porcelain tiles were used throughout the social and service areas across both floors, while timber flooring in private rooms adds warmth. Wood wall panelling softens the cooler surfaces, and Platinum Gray quartzite was applied in the gourmet area, bar and staircase.
Furniture and finishes were sourced from brands including Florense, Tidelli, Fahrer Design and Portobello.
The result is a penthouse that balances privacy, hospitality and future-ready living in one of São Paulo's most established neighbourhoods.
