A UK flooring manufacturer has secured a new 63,000 sq. ft. warehouse at the Connect development in Durham, marking a significant move from its previous base in Shildon. The new facility, located within the larger Integra 61 scheme near the A1(M), consolidates multiple smaller units into a single, modern site designed to support the company's expansion and improve operational efficiency.
The site is part of Sunrise Real Estate's pan-European portfolio, which covers over 20 million sq. ft. across nine countries. Naylors Gavin Black, alongside CBRE and Avison Young, acted as joint letting agents on the Connect scheme. The development still has three available units, including a 298,000 sq. ft. warehouse, the largest speculatively built industrial unit in the region.
Integra 61 spans 205 acres and includes major tenants such as Amazon, as well as retail, leisure, and residential facilities. The development is projected to generate 4,000 jobs and contribute £2 billion to the local economy over the next ten years.
Jenny Wang of Sunrise Real Estate said Flooring Superstore's commitment 'highlights the sustained demand for premium, sustainable logistics facilities in the north east,' noting strong interest in the remaining units. Keith Stewart of Naylors Gavin Black added: 'The region has long lacked well-located, high-quality warehouse space. The Connect scheme is meeting that demand.'
Nick Bisicker, operations director at Flooring Superstore, said the location's proximity to motorway links and existing sites made it an "ideal" choice. 'Remaining local for staff, expanding sustainably, and offering improved working environments is a win-win,' he added.
The move underscores the growing appeal of the north-east for businesses seeking scalable, environmentally conscious logistics solutions.
