The ultra-luxury real estate market in Southwest Florida reached unprecedented levels in 2025, with multiple record-breaking sales in Collier and Lee counties. In Naples' Port Royal, billionaire David Hoffmann purchased a newly built estate at 575 Admiralty Parade West for $85 million, briefly setting a local record. He later acquired a second adjacent property for $20 million, expanding his family compound.

The record was swiftly surpassed by a $225 million sale of a three-property waterfront compound on Gordon Drive, purchased by a Canadian trust linked to the DeGroote family. Spanning over 15 acres with 800 feet of Gulf frontage, it marked the largest residential sale in Florida and one of the highest in the U.S.
Collier County saw several other significant transactions, with Port Royal estates routinely selling for $25 million to $50 million. Lee County also broke records, including a $14.3 million sale at 26532 Hickory Boulevard in Bonita Springs, the highest ever for the county.
Despite abundant inventory and a buyers' market for ultra-luxury homes, the region continues to attract high-net-worth individuals seeking waterfront estates for private, family, and philanthropic purposes, reinforcing Southwest Florida's reputation as a global luxury destination.
