Omaha’s Avenue One welcomes Arhaus, West Elm, and national retail tenants

Avenue One, a $1.4 billion mixed-use development spanning 200 acres south of 192nd Street and West Dodge Road in Omaha, has announced its first batch of national retail tenants. Among the initial tenants are Arhaus and West Elm, both entering Nebraska for the first time, alongside Williams Sonoma and Pottery Barn.

The first phase of the development will encompass 233,000 square feet of high-end retail, grocery, restaurant, and service offerings, with approximately 75 percent of the space already leased or under negotiation. Construction began in the fall of 2025, and a grand opening is expected in 2027. Avenue One is part of Nebraska's Good Life District program, which provides tax incentives to encourage investment in unique projects that strengthen the state's retail, entertainment, and tourism sectors.

Future phases of the development will include additional retail centers, multifamily housing, a 55-plus community, and medical facilities. Led by Jasper Stone Partners in collaboration with Poag Development Group and with JLL managing retail brokerage, the project aims to bring national brands to Omaha and enhance the city's retail and lifestyle landscape.
